Insight: DFW Office Market – Sublease Space Update May 2013
As office market conditions continue to tighten in North Texas, what is happening to the region’s sublease space? Are there opportunities for companies seeking low-cost space and, if so, where are these leasing options located?
Since reaching a peak of more than 6.6 million square feet in 2009, the total amount of sublease space available in the Dallas-Fort Worth office market declined to about 4.5 million square feet at the end of 2012. The downward trend changed course during the first quarter of 2013 when the amount of available sublease space increased by 8.7 percent to just over 4.9 million square feet. Although the increased volume takes the market back up to a level last experienced in 2011, the amount of available sublease space exceeded the current level from 2006 until 2011.
